01 · Why Owners Switch

When is it time to switch Airbnb managers?

Most owners do not switch over one bad month. They switch when a pattern sets in. If two or more of these sound familiar, it is worth a conversation:

  • Statements that need decoding. Charges you did not expect, percentages that do not match the contract, and numbers that never quite reconcile.
  • Rates that never move. The same nightly price in June as on Riverfire weekend means your calendar is being managed on autopilot.
  • Messages answered in days, not minutes. Slow responses cost you bookings directly, because response time feeds Airbnb's search ranking.
  • Reviews drifting down. A 4.9 versus a 4.6 is worth thousands a year. Falling scores are a management problem, not a property problem.
  • A lock-in used as a retention strategy. If the contract is the only thing keeping you there, the service has already failed.
The good news: switching is far less painful than staying. Most switches complete in two to four weeks, your forward bookings are honoured, and the actual handover takes days, not months.

02 · Check This First

Who owns your listing?

This is the single most important question in any switch, and the answer decides what moves with you.

Scenario A: the listing sits under your Airbnb account

Everything stays. Your reviews, your rating, your booking history and your search ranking all live on the listing, and the listing is yours. The switch is a simple handover of day-to-day management, and guests notice nothing.

Scenario B: the listing sits under your manager's account

The reviews stay with that account. You can absolutely still switch, and owners do it every week, but your property relaunches on a fresh listing under your own name. Done properly, with professional photography, sharp copy and launch pricing, a well-run relaunch rebuilds momentum quickly. Many owners find the clean break worth it, especially when the old listing was underperforming anyway.

Before you do anything else: log in and check whose account hosts your listing, or ask your manager directly. Your reviews are your most valuable asset in this market, and you should know exactly where they live. Our position is simple: when you leave, we transfer your listing to you, reviews and all, subject to Airbnb's requirements. Always.

03 · The Process

How a clean switch works, step by step

StepWhat happens
1. Check your agreementFind the notice period and exit clause. Most Brisbane contracts require around 30 days; lock-ins may carry exit fees. Get the exit terms in writing before you act.
2. Confirm listing ownershipEstablish whose account hosts the listing and where your reviews live. If the listing is yours, request full admin access and export your calendar and listing content.
3. Line up the new manager firstSign on with your new manager before giving notice. This is the step that guarantees no dead period: photography, pricing setup and owner portal access can all happen while your notice runs.
4. Give notice and hand overKeys and key safes, cleaners and suppliers, guest communication, forward bookings, bonds and petty cash. Forward bookings are honoured so no guest is disrupted and no income is lost.
5. Go liveThe new manager takes over pricing, guest messages and calendar from day one. You watch it all from the owner portal.
Typical timeline: two to four weeks end to end, driven mostly by your current notice period. The hands-on handover itself usually takes only a few days.

05 · Common Questions

Switching, answered straight

Will I lose my Airbnb reviews if I switch?

If the listing is under your account, no: everything stays. If it is under your manager's account, the reviews stay with them and you relaunch fresh. Check ownership first; it changes the whole shape of the switch.

How much notice do I need to give?

Most agreements require around 30 days, and lock-ins may carry exit fees. Your contract has the answer, and we are happy to look at it with you before you decide anything.

Can I switch with future bookings in place?

Yes. Forward bookings are honoured through the handover, guests experience no disruption, and you lose no income.

What does it cost to switch to you?

The standard $880 onboarding package, then 18% + GST on owner income. No transfer fees, no exit fees on our side, and no lock-in contracts going forward.

How long does it take?

Two to four weeks in most cases, depending on your notice period. The operational handover takes days once notice has run.

Thinking about switching? Start with the numbers.

Send us your current management statement and we will show you where the numbers may be leaking: pricing, occupancy, fees and the gaps between them. Free and honest, and if we cannot do better, we will tell you that too.
