Five things that make a suburb perform
- A demand anchor nearby. A stadium, hospital, university, convention centre or dining strip that generates bookings independent of the season.
- Midweek as well as weekend demand. Leisure-only suburbs spike and sag. The strongest markets mix corporate, medical and event guests across the whole week.
- Transport. CityCat, train and busway access widens your guest pool, and car-free guests pay premiums for walkability.
- The right property stock for the guest mix. Character houses in New Farm outperform because guests come for character. The same house would matter less in the CBD, where views and parking win.
- Body corporate settings. In apartment suburbs, building by-laws decide what you can do. Always check before you buy or list.
