Brisbane 2032 Olympics: a decade of demand for Airbnb owners

The Olympics run for 17 days. The opportunity runs for six years either side of them. Here is what the Games actually mean for Brisbane Airbnb owners, without the hype.

01 · The Short Version

An 11,000 room gap, and who fills it

Start with the arithmetic. The IOC forecasts Queensland will need around 81,000 rooms during the Games window. South east Queensland currently has about 46,000 hotel rooms, less than half the count Los Angeles or Paris carry today, and on current build rates the region is on track to deliver barely a quarter of the new rooms required, leaving it more than 11,000 rooms short. Just one new hotel opened across Brisbane, the Gold Coast and the Sunshine Coast in the past year.

That gap does not disappear. It flows to serviced apartments and short stay accommodation, the only supply that can scale in time. Council and state government know it: the Suburban Pub Stays Strategy is already trying to convert pub sites into rooms, and industry bodies are lobbying to fast-track hotel approvals. When governments are scrambling to add beds, owners with quality properties in the inner ring are holding the asset everyone needs.

02 · The Build

What is actually being built, and where

After years of changing plans, the venue map is now settled and construction is underway. These are the projects that matter for short stay demand:

The point most commentary misses: every one of these projects outlives the Games. Victoria Park becomes Brisbane's main football and cricket stadium. The transport upgrades stay. The demand story does not end in August 2032; it compounds.

03 · The Ramp

Six years of build-up before seventeen days

The Games arrive in July 2032. The demand does not wait for them. Here is how the ramp runs from here:

NowEarthworks are underway across the Victoria Park stadium footprint, and initial works have begun at the National Aquatic Centre. Multiple venues are under construction at once, and construction crews book long stays near the sites.
2027Main stadium construction begins. Then in October and November, Brisbane hosts ten matches of the men's Rugby World Cup at Lang Park, including two quarter-finals, in the third largest sporting event in the world. The state expects more than $212 million in economic benefit. Five years before the opening ceremony, the city gets a full dress rehearsal.
2029Cross River Rail carries its first passengers. Four new underground stations permanently improve access to the inner suburbs short stay guests prefer.
2031Brisbane Stadium is completed and test events begin. This is also when the listing rush starts: thousands of new listings arrive with no review history, up against listings with five years of five stars behind them.
July to September 2032The Olympic Games run 23 July to 8 August; the Paralympics 24 August to 5 September. Two demand waves. Most owners only remember to price the first.
2033 onwardsThe AFL and cricket move to Victoria Park, and the stadium becomes Brisbane's permanent event home. The demand story does not end with the Games; it compounds.

The visitor pipeline is already widening. Brisbane Airport handled a record 25.2 million passengers in the year to June 2026, more than a million additional travellers in a single year, with international arrivals up 7.9 per cent. Airport CEO Gert-Jan de Graaff describes it as "nearly two Gabba-sized crowds passing through the airport every day", and the airport is investing $5 billion in expansion to meet what comes next.

The state is planning for the ramp explicitly. Its Towards Tourism 2032 strategy targets more than doubling overnight visitor spending, from $34 billion a year by 2027 to $44 billion a year by 2032.

And through all of it, the hotel pipeline stays stuck. Hotel construction in Brisbane fell 90 per cent between 2019 and 2024, and Property Council and CBRE research finds Queensland on track to deliver just 24 per cent of the rooms the Games need. Queensland Hotels Association chief executive Bernie Hogan has acknowledged there would be a room shortfall if the Games were held today, telling the ABC there is "an enormous amount of construction" needed in the lead-up.

The owner translation: every year of the ramp is a year of reviews, pricing data and event premiums for listings already live. The ramp is not the wait before the opportunity. It is the opportunity.

04 · The Evidence

What past Games actually paid hosts

The honest answer on Olympic money comes in two parts, because both are true.

The premiums are real

Sydney 2000 remains the benchmark. In the Olympic month, average takings per room night across the city's hotels and serviced apartments jumped from $134 to $311, serviced apartment takings rose 237 per cent on the previous year, and September 2000 remained Sydney's rate record more than two decades later. Paris 2024 showed the modern version: rates booked for the Games window ran at five times the same dates a year earlier, and Airbnb bookings for the window averaged €872 a night, up 90 per cent year on year.

So is the rush

Paris also shows the trap. Listing supply surged roughly 40 per cent in the months before the Games as new hosts piled in. Asking rates of €700 to €800 a night converted to actual bookings closer to €450, achieved rates finished 44 per cent above the weeks immediately before the event rather than the two to three times many hosts banked on, and hotels actually lost ground to short stay rentals. The listings that captured the premium were the established ones, because guests paying Olympic prices book the safest option on the page. That is the entire argument for starting in 2026, not 2031.

The pattern across host cities: established, well reviewed listings capture the premium; the last minute supply rush splits what is left. There is no reason to think Brisbane will be different.

Why this is bigger than two weeks in 2032

Three reasons the runway matters more than the event itself.

Host cities peak after the Games

CBRE's analysis of past Olympic host cities found room-night demand usually runs higher in the second and third years after the Games than during the event itself. The global exposure lands first; the sustained visitor growth follows. Owners positioned early enjoy both waves.

Brisbane's visitor economy is already surging

More than 9 million people visited Brisbane in 2024, spending $13.7 billion across the south east. Hotels are earning 58% more per room than before the pandemic, and Brisbane's domestic visitor growth has been running at triple the next best Australian capital. The Games accelerate a trend that is already here.

Review history compounds

Airbnb's search ranking rewards listings with long, consistent five-star records. A listing launched in 2026 arrives at 2032 with six years of reviews behind it. A listing launched in the Olympic rush of 2031 arrives with nothing, competing against thousands of other new listings on the same idea. The moat is built now, not later.

The one sentence version: the Games are 17 days, but the runway is six years and the tailwind is a decade. The owners who win 2032 are the ones who start in 2026.

  • Getting established early. Six years of five-star reviews by 2032 beats any listing launched in the rush. The moat is review history, and it compounds.
  • Investing in presentation. Professional photography, proper linen and styled interiors are the difference between riding the demand wave and watching it pass.
  • Pricing professionally, daily. The owners who captured Riverfire and Ekka premiums this year are the ones whose pricing moves with events. The Games are the same dynamic at ten times the scale.
  • Staying across the rules. The proposed council permit system was paused in May 2026, not cancelled. When rules return, professionally managed properties will be compliant first. How much can I charge during the Games?

Anyone quoting you a precise figure six years out is guessing. The honest version: demand forecasts point to an 11,000 plus room shortfall, Sydney more than doubled room takings in its Olympic month, Paris booked rates hit five times the same dates a year earlier before settling, and in both cities the established, professionally priced listings captured the premium. Will Brisbane allow Airbnb during the Olympics?

Yes. Short stay is currently permitted and no permit is required today, though planning, building and body corporate rules still apply. Every level of government is trying to add accommodation supply before 2032, not restrict it. We track the rule book for our owners as it evolves.

Which suburbs benefit most?

The inner ring around the venues and transport corridors: Spring Hill, Bowen Hills and Fortitude Valley near Victoria Park; Milton by Lang Park; Kangaroo Point, West End and South Brisbane along the river; the City and Newstead at the centre of it all.

In principle yes, and many owners will. No permit is currently required. Plan early, present it properly, and get advice on pricing and management well before the window opens.

Should I buy a property now for the Olympics?

That depends on your numbers, not the Games. Buy for the decade, not the fortnight: the stadium, the transport upgrades and the event calendar all outlive 2032, and inner Brisbane listings already average about 29 per cent above comparable long term rents today.
