How much does Airbnb management cost in Brisbane?

Headline commission rates for full-service Airbnb management in Brisbane run from 18% to well above 30% of booking income. Lighter co-host style services often advertise around 10 to 15%, but the pricing, cleaning coordination, guest messages and midnight problems stay with you.

Here is the part most owners miss: the headline percentage is not the number that matters. The number that matters is what lands in your bank account after every charge. Two managers quoting the same rate can leave you thousands of dollars apart once gross-versus-net calculations, linen bills, maintenance markups and exit fees are counted.

02 · The Base Question

Gross or net: the question that changes the real rate

Before any manager takes a dollar, the booking platform has already taken its cut, typically 15.5% off the top. A fee quoted on gross bookings is charged on money you never receive. A fee quoted on owner income is charged only on what actually lands with you. The same percentage, two very different bills.

Run it on a strong month. Guests pay $5,000 in bookings; the platform's 15.5% leaves $4,225 of owner income. A manager charging 18% on gross bills you $900. We charge 18% + GST on owner income: $760.50. An identical headline rate, $139.50 apart in one month, about $1,670 over a year. And a 20% gross fee, which sounds only two points dearer than ours, is really a 23.7% cut of what you receive.

03 · Where Fees Hide

The six traps in management contracts

Before you sign anything, ask every manager these six questions. The answers will tell you more than the commission rate ever will.

05 · The Numbers

A worked example on a real month

Take the current inner Brisbane market average from our earnings guide, based on PriceLabs data for the 12 months to August 2026:

Owner costs like utilities, internet, strata or rates come out of the short stay figure. Even so, the inner Brisbane average runs about 29% ahead of a comparable long term lease, before management fees. December, the strongest month, averaged about $5,000 in owner revenue. Cleaning is paid by guests, not by you.

The comparison that matters: a cheaper headline rate that leaves your pricing stale, your calendar gappy and your reviews slipping costs far more than the two or three points you saved. Management fee is a rounding error next to revenue performance.

06 · The September 2026 Fee Change

Airbnb's September 2026 fee change, in plain English

On 15 September 2026, Airbnb moved the remaining Australian hosts onto a single host-only service fee of 15.5%, retiring the old split fee where hosts paid 3% and guests paid a separate service fee at checkout. Guests now see one all-in price, and the platform fee comes entirely out of the host side.

Two details matter for Australian owners. The first is GST. A hosting account that is GST-registered pays exactly 15.5%. An account that is not registered effectively pays about 17.05%, because GST lands on top of the fee. The hosting account we manage under, Oasis Stay, is GST-registered, so listings we run pay exactly 15.5%.

The second is pricing. An owner who changed nothing on 15 September took a quiet pay cut of about 13%: a $100 night that paid $97 under the old structure now pays $84.50. Matching the old payout takes a price lift of about 14.8%; netting the full listed price takes 18.34%. Across a year of bookings, the difference is measured in thousands of dollars.

What this means for our owners: nothing. Our figures have always been quoted as owner revenue after the 15.5% platform fee, and our fee is calculated on owner income, so the change altered nothing about how we price or what we publish. If you self-manage and your September payout looked lighter, that is why, and it is fixable.

What happens to my agreement if your company is acquired?

Whatever happens at a corporate level, you are never trapped. There is no lock-in, so you can exit month to month, and your listing and its reviews transfer to you, subject to Airbnb's requirements.

What minimum term am I signing, and if I leave, do I keep my listing and its reviews?

No minimum term, no lock-in. If you leave, your listing and its reviews go with you, subject to Airbnb's transfer requirements.

What is the average Airbnb management fee in Brisbane?

Is the fee charged on gross or net?

Are there any other costs?
